Oakes Hotel Overlooking The Falls

Nice location with clean rooms. The common areas and hallways not so much. Problems with a slow drain in the tub and cold showers when someone flushes a toilet. The was a constant fluctuation in water temperature. Personnel are very nice and helpful.

The location of this hotel is PERFECT! And the views from the rooms are GREAT. Everything else needs work. The carpets and walls are horrendously outdated (and unclean). The pool area was unclean (and super small), the sauna was out of service. The maintenance guy was friendly, but the rest of the staff turned their noses up at us as we were a bachelorette party. I am a 30 year old respectable teacher and mom. Breakfast at applebees was TERRIBLE service. We were charged 300$ for add. cleaning.

We really enjoyed the Falls view...room was clean but we thought it would have been bigger.
